Taking a building’s plant offline is a sequence, not an appointment

TitanEdge works on heating, cooling and ventilation for commercial and industrial buildings across Downey and the cities around it. Most of what goes wrong on a planned job goes wrong in the hour before the work starts, because somebody assumed switching it off was the easy part.

Planned shutdowns

Five reasons a system comes off crossed with four things a building might hold. What has to be sequenced, who has to be told, and the one responsibility that is never ours.

A row of packaged rooftop units on a large Downey industrial building, with curbs, gas piping, disconnects and roof walkway matting between them.
Why we lead with it01

Switching a unit off is thirty seconds. Everything around it is not. Who loses cooling and for how long. Which tenant has a closet full of equipment that does not care about your schedule. Whether the gas needs isolating and by whom. Whether anybody has to be told in writing. Whether the building can be reoccupied the same day.

On a well-run job all of that is agreed a fortnight before. On a badly run one it is discovered at seven in the morning with a crane booked.

And the line we do not cross02

If a building holds anything temperature-sensitive, that responsibility is not ours and we will not accept it. We can tell you what the space will do and how long we need. We cannot tell you what your stock, your samples or your medicines can tolerate, and we will not sign anything that implies we can.

What we do

Six things

Surveys01

A written record per unit: what it is, its age, the curb and penetration, whether the economiser travels, filter sizes, electrical condition and the gas section.

Maintenance02

Two visits a year, readings recorded against each machine rather than against the building, so drift is visible before a failure is.

Change-outs03

Rooftop unit replacement planned as a sequence: isolation, rigging, curb adaptation, controls, commissioning and a building that can be reoccupied.

Ventilation04

Extract and make-up air measured rather than assumed, and outside air dampers proved to travel rather than assumed to be open.

Warehouses05

Unit heaters, destratification, dock door losses and the flue inspections that nobody does because getting up there needs a lift.

Houses06

We do residential work too, and we are straightforward about what it is: repair, service, duct testing and replacement, with the same measurements.

Buildings03

Commercial and industrial

Light industrial and warehousing off the Firestone and Lakewood corridors, small manufacturing, trade counters, offices and clinics. Rooftop packaged units mostly, unit heaters in the sheds, and a great many buildings where nothing has ever been written down.

Homes04

Houses

A smaller part of what we do and we will say so rather than pretend otherwise. Repairs, service, duct testing and replacement across the same towns, with the same instruments and the same written readings.

Plainly

Six things this website does not print

What your stock can tolerateNever. We will tell you what a space will do and for how long. What that means for anything you are storing is somebody else’s responsibility and we will not sign anything that implies otherwise.
PricesA rooftop change-out is rigging, curb work, controls and a shutdown plan. A figure on a web page would be a guess with a confident face.
A response timeWe do not publish one. We will tell you where you are in the queue when you ring, and say if somebody else can get there sooner.
Uptime promisesNo percentages, no guarantees of continuous operation. Plant fails. What we can offer is a record good enough to see it coming.
Reviews and ratingsThere are none on this site. When there are real ones they will be somewhere you can check them.
Questions

Asked most often

How much notice do you need for a planned shutdown?

A fortnight is comfortable and a week is workable. What takes the time is not our labour, it is the tracing — establishing which unit serves which space, which is unknown in a great many multi-tenant buildings until somebody checks. After that it is telling people in writing, agreeing the isolation, and fixing the restart. On a rooftop change-out the crane position and the curb survey set the date more rigidly than anything else.

We store temperature-sensitive stock. Can you guarantee it will be fine?

No, and we will not sign anything that says we can. We are not qualified to say what your product tolerates and we have no visibility of your obligations. What we will give you in writing is which spaces lose conditioning, at what point in the day, for how long, what the space is likely to do, and how long recovery takes. Alongside that you need somebody in your organisation who owns the product decision, independent logged monitoring, and an agreed stop point that we can act on without ringing anybody.

Our roof is being replaced. Why do you need to be involved early?

Because the units usually have to be lifted and reset, which is two mobilisations rather than one, and because a re-roof changes the deck height, which changes how every curb relates to it. Whether curbs are raised, replaced or adapted is a question for the roofer and us together, and it is much cheaper to answer on a drawing than on a roof. One hour in the same conversation before the programme is fixed routinely saves a week.

Do you publish a response time or an uptime guarantee?

Neither. Nobody in this county can honestly hold to a published response time on the hottest week of the year, and plant fails regardless of who maintains it — a contractor promising uptime is describing a hope. What we will do is tell you where you are in the queue when you ring, and keep a record good enough that most failures stop being surprises.

Do you work on houses?

Yes, and it is a smaller part of what we do, which we would rather say than pretend otherwise. The measurements are the same: charge by superheat and subcooling, combustion tested and recorded, static pressure and duct leakage measured, airflow checked at the registers being complained about. What we are not set up for is being at a house within two hours on a Sunday, and we will say so on the phone rather than let you find out.
